The 9architects Roadmap: From Vision to Keys
Step 1: The Initial Consultation
Every great project begins with a conversation. We invite you to our office in Kollam (or join us via a video call if you are an NRI) to discuss your vision, budget, and lifestyle requirements.
What happens: We define the "Design Brief" - your must-haves, your style preferences, and your timeline.
Step 2: Site Analysis & Feasibility
We visit your plot to understand the soil, orientation, wind direction, and sunlight.
What happens: We check the KMBR/KPBR regulations and K-SMART requirements for your specific location in Kollam to ensure what you want to build is legally and structurally possible.
Step 3: Conceptual Design & 3D Visualization
This is where your dream takes shape. We create preliminary floor plans and 3D models.
What happens: You get to see a "digital twin" of your future home. We refine the design based on your feedback until it is 100% perfect.
Step 4: Documentation & Legal Approvals
Once the design is frozen, we handle the paperwork.
What happens: Our team prepares the technical drawings and submits them for building permit approval via the K-SMART portal. We take the stress of government liaison off your shoulders.

To get your architectural project started and to secure a building permit in Kollam under the KMBR 2026 guidelines, you will need to provide two sets of documents: those for designing your project and those for the legal approval process.
Since all permit applications in Kerala are now processed digitally through the K-SMART portal, having clear digital copies of these is essential.
1. Documents for the Design Phase
These help 9architects understand your land and your vision.
- Original Land Deed (Adharam): To verify plot dimensions and ownership.
- Location Sketch: Obtained from the Village Office; this shows the plot’s position relative to neighboring properties and roads.
- Latest Land Tax Receipt: Proof that the property taxes are up to date.
- Possession Certificate: Issued by the Village Office to prove you are in physical possession of the land.
- Site Photographs/Video: To help the architects see the levels (slopes), existing trees, or structures on the plot.
2. Documents for the Building Permit (K-SMART)
These are required for legal submission to the Kollam Corporation or Municipality.
- Aadhaar Card: For identity verification on the K-SMART portal.
- Land Ownership Documents: Scanned copies of the Deed and Tax Receipt.
- Survey Map: A detailed map from the Survey Department (if available) or a private survey sketch.
- NOCs (No Objection Certificates): Depending on your location, you might need:
*Fire & Rescue: Required if the building is above a certain height or for specific commercial uses.
*CRZ (Coastal Regulation Zone): Since Kollam is coastal, this is often required if your plot is near the backwaters or the sea.
*Aviation: If the plot is near a heliport or flight path.
- Self-Certification Declaration: For small residential buildings (usually below 150 sq. meters), a simplified "Self-Certified" permit can be issued almost instantly through K-SMART if your architect signs off.
3. Checklist for NRIs
Many of our clients are based abroad. If you are an NRI, you will also need:
- Power of Attorney (POA): If a family member or friend is managing the project locally.
- Digital Communication Access: Since K-SMART uses OTP-based logins, ensure your linked mobile number or email is accessible.
